Needham Ranch To Add 4 Million Square Feet Of Industrial Space In Santa Clarita

The Center at Needham Ranch broke ground Tuesday, and is expected to add over four million square feet of industrial space to the Santa Clarita Valley.

Phase one of the 54-acre, state-of-the-art industrial park project, located next to Highway 14 near Eternal Valley Memorial Park in Newhall, is set to open for business in late 2018, according to officials.

“We are very excited to see this long-awaited project underway,” said Mayor Cameron Smyth, City of Santa Clarita. “The Center at Needham Ranch will help the City of Santa Clarita realize two key objectives: generate more local employment opportunities for Santa Clarita residents which reduces numbers of commuters and provide support to the City’s investment in the revitalization of the Old Downtown Newhall area.”

The first phase of the project, built by Trammell Crow Company (TCC) and Clarion Partners, includes an approximately 869,000-square-foot, 7-building Class A industrial park offering buildings ranging from 34,270-to-210,000 square feet situated in a unique natural park-like setting amidst abundant open space.

The state-of-the-art buildings will feature 30-to-36-foot interior clear heights with ESFR fire sprinklers, abundant dock high loading and large truck courts and yard areas with capacity for above standard parking.

“We are delighted to be providing new Class A industrial space into the highly constrained north Los Angeles market and a premier location for business,” said TCC Senior Vice President John Balestra, with the firm’s SoCal – Los Angeles office. “In addition to being located minutes from the intersection of Interstate 5 and the 405 Freeway with access to over 5 million people within a 30-minute commute, there are so many advantages for companies to locate within the City of Santa Clarita.”

Since 2001, TCC and Clarion Partners have partnered together on over 118 developments totaling more than 40 million square feet and $2.75 billion in investment.

CBRE’s Craig Peters and Doug Sonderegger are the leasing agents for the property. “This has been a 15-year journey, and this groundbreaking is such a big milestone,” said Peters. “This project will deliver much-needed high-quality industrial space to the region. Interest in this site has been already extremely high, and we haven’t even started on the first building yet.”

  2. Thanks, I have been waiting for someone to report on this. That is a large piece of land that they have been working on west of Sierra Highway. I am surprised that the city did not get some road improvements done first from the deal though.

    As though the bottle-neck known as the Newhall Pass isn’t bad enough already, this will add even more traffic. Where is the part of the plan that allows for the cars and trucks that will be added to the mix? Where will this site be accessed to and from the freeways?

  4. How many oak trees will be felled? What about the wildlife corridor? Is there any regard for ridge lines? Were there any concessions e.g. how much open space is given to the city? Where will the water come from; you can’t plan on rain like we had last year, its going to be more like this year if you believe in science. Does anyone in the city planning believe in science? Does anyone who approves these things drive the 14 in the morning through the pass. Its virtually a parking lot on most days, With the approval of the two Canyon Country projects, (Sand Canyon and Vista) that area will be choked in traffic. With the Golden Valley Road funneling Saugus traffic, Palmdale and Lancaster traffic, Fair Oaks Traffic and the mew Sierra Highway cutoff, the 14 and Sierra Highway are going to be even more inundated. It seems obvious the city council members or county supervisors do not drive the 14 in morning or evening. Bringing businesses, manufacturing, taxes and jobs to SCV is all good but it should be done in a smart way that does not degrade the qualify of life of its residents and the areas natural environment and resources.

  5. I agree with everything Larry posted. I moved to Canyon Country over 20 years ago because it was quiet, safe and traffic was good. I moved to my current house in 2001 and it was still a good place to live. Now the 14 fwy is gridlocked from Sand Canyon to the 5 fwy every morning and that’s without rain or other adverse weather. It’s just as bad in the evening.

    Now they are going on a building frenzy without any thought to the traffic nightmare they are creating. I guess the o mighty dollar is more important than the quality of living these days.
