Sand Canyon Plaza Plan To Replace Mobile Home Park

City planners are discussing a development more than a decade in the making, as officials are expected to tour and discuss Sand Canyon Plaza this week.

The mix-use project, first proposed in 2002, would replace an existing mobile home park located on the northeast corner of Sand Canyon Road and Soledad Canyon Road, with a commercial plaza, 148 single-family homes, 120 condominiums and 312 apartments.

The 80-acre site encompases the Canyon Breeze Village mobile home park that includes 123 units. The developer plans to purchase the remaining mobile homes and relocate the residents.

“I’ve been involved with the land since 1985, and it’s been a mobile home park all that time,” said Tom Clark, managing member of the project, called Sand Canyon Plaza LLC.

The project first brought to the planning commission in 2002, consisted of two separate projects.

The original plan included 50 acres for the plaza and 30 acres for the 580-unit residential project, owned by Royal Clark Development Co.

“It was a hodgepodge, with the parcels being separate,” said Clark. “We were able to take control of the whole property with one developer and sat down to work with the city in planning and proposed the new plan that we have now.”

Sand Canyon Plaza is now one project on 80 acres and includes 580 units: 148 single-family homes, 120 attached townhomes and 312 apartments. Additionally, there is 116,000 square feet of retail/commercial development.

The plans include a water feature and other high end amenities. “The architecture is not going to be your normal big box retail shopping center look, much more upgraded,” said Clark.

Sand Canyon Plaza will also include a senior assisted living facility. The developer hopes to attract high-end restaurants, like a P.F. Chang’s, and chain or smaller boutique stores.

“This plaza is going to be very beneficial to Canyon Country,” said councilman Bob Kellar. “The project will add much value to that area.”

The meeting will convene at 3:30 PM on Wednesday in the Century Room at City Hall. A City bus will take the Planning Commission and City staff from City Hall to the project site.

  1. This project is too big! The traffic impacts have not been addressed. The 14 freeway is always packed as is Soledad. The streets cannot handle this many residential units!! Imagine 580 new units. That would be at least 1,160 more cars on the road and freeway! Again that is too much! The negative impacts out way the positive.

    In addition, how can this project even be considered with the drought?

  3. How about building more roads, morning traffic is insane. The city has to do something promptly!!

  4. This is too much for this part of Santa Clarita. I moved out here to get away from the congestion and crime of the San Fernando Valley. Santa Clarita was one of the safest cities in the nation now it is like all the rest. I was hoping that part of Canyon Country would not be touched by these big developers. I hope the planning commission has taken a good look at the forthcoming traffic problems that will come with such a big project. Current residents should not have our lifestyles negatively impacted or suffer because of the traffic congestion. I for one am not in favor of such s large project again this is too much for this part of the valley!

  6. so that we have more traffic added to the current congestions. I moved here from the San Fernando Valley to get away from the congestion and now the developer want to have another San Fernando Valley

  7. I think the plan sounds great we could use an upgraded look in our area and a few more upgraded shopping and restaurant locations would be fantastic. Bring some of that Valencia flavor our way.It is also good for property value. As for the traffic you cant have it all and as for crime new developed areas are well policed based on the protection of investment. Come on Canyon Country lets embrace change!

  8. We are very excited to see this development, and the Vista Canyon development get up and running. For the people concerned about traffic issues, there are measures in place to alleviate traffic concerns. For people who are concerned about the water, they are using reclaimed water, and actually use far less water than normal developments do.

    This will be AWESOME for our area!

  9. We are very excited about this. I hope it’s a bit higher end than the mall in Valencia. We need more retail like Anthropologie and Nordstrom, at least a Nordstrom Rack. Better restaurants like True Food. But having anything on this side of town will be nice. We moved from LA and just yearning for a bit more, understanding that means more traffic. We are will to put up with the traffic for better quality goods.

  10. I hope they include another exit in between Via Princessa and Sand Cyn.The Infrastructure is not in place for the 2 large communities in the works.

  11. I see Updates as to the current and ongoing projects in the “State of the City newsletter’. Nothing is being said in this newsletter or any other city on-line source. Last communiques were in 2017- 2018.
    This project has been lingering with no progress. Installation of a chain-link fence a few month ago is the only change. Where can we obtain a current status of the Sand Canyon Plaza Project without referring back to the 2017 published announcement?
