Santa Clarita Realtor Discusses Resale Renovation Program

The resale renovation program is a system in which the realty group will offer their own money in order to fix up houses before they go on the market in order for the house to be sold faster and for a higher list price.

“What happens a lot with people who go to sell their houses … is that they either don’t have the time or they don’t have the money to make little goofy repairs,” Szerman explained. “Sometimes carpeting, sometimes replacing a cabinet here and there — things that make a difference when you go to sell a house.”

It is common knowledge amongst realtors that the homes that are in the best condition are the ones that sell the fastest, which is good for both the realtor and the homeowner, according to Szerman.

“I think any realtor would tell you that houses in the best shape sell for the most amount of money quickest. The idea is that if we fix up the house a little bit, the house will sell for more money,” Szerman said. “We work on commision, so that’s not bad for us and it’s very, very good for the homeowner.”

Szerman provided the example of a current client looking to sell her condo through the resale renovation program. Taking into consideration the condition of the home, Szerman estimates that it will most likely sell between $270-$280 thousand. However, he believes that after the renovation, the value of the house will rise.

“We go in, we will spend $3,000-$4,000 on this thing, we’ll recarpet and repaint it, that sort of thing, dress it up so it is nice and ready for the new owner,” he said. “She’ll probably get $310-$320 (thousand) for it, and that is a significant difference.”

In Szerman’s experience as a Santa Clarita realtor, one of the things that makes the biggest difference when it comes to selling a home is flooring, which is also one of the things that people tend to neglect the most.  

“Carpet really only has an (effective) usable life of five to six years if you’re really on it, especially if you have kids and pets and things like that. After that it is going to start to look pretty tatty,” Szerman explained. “When you go in and you redo something like that, it’s not terribly expensive, but … it makes a big difference when it comes to selling a house.”

Although buying a home is a huge financial decision, according to Szerman it is also a very big emotional decision, and is all about what is going to make the buyer feel most at home.

“Really it is sort of that sixth sense feel, the, ‘I like it better,’” he said. “It’s usually not quantifiable, most of the time it is just I like that one better, this one feels like home, and the newer and nicer it is the more it’s going to feel like home.”
