Santa Clarita Realtor Empowers Homeowners Facing Foreclosure With Free Defense Services

“They need to know that you’re not the wounded antelope at the end of the pack that they’re just going to be able to pick off,” Szerman said. “Most people just roll over … because most people don’t think they have the wherewithal to go toe to toe with (a bank).”  

Szerman noted the key to success when it comes to preventing a foreclosure from moving forward is to join forces against the bank and “put their debt under threat.”

“Our clients know right away that they are not alone,” he said. “You make it clear to (the bank) that your client now is aware of their rights, they’re aware of their abilities, they’re aware of how the system works and they weren’t yesterday, that kind of thing, and the bank understands that you are not the easy target. This is not the easy score they thought it was. When you change that thinking both for the client and for the bank, a world of options open up for you.”

In recent months, the number of “Notice of Defaults” issued by banks — which signifies the beginning of the foreclosure process — has increased a whopping 23 percent, according to Szerman.

And despite what some people may think, and what the banks typically want people to think, Szerman emphasized that it usually isn’t the homeowners “fault” if they find themselves suddenly facing a foreclosure.

“It’s usually a series of disasters that have kind of led them to this position,” he said. “It’s usually not their fault, their bad decision-making or anything of the kind that the bank would like you to think. It’s simply circumstance. Life happens to all of us, for good or for ill, it just happens.”

Szerman continued, “There are going to be disasters. The question is: how do you deal with it? And that’s where we come in to help, because people are so poorly educated on this topic, because the banks don’t want you to be… We get into this fight, we get into it all the time. We win a lot more than we lose, and we’re good at this.”
