Santa Clarita Realtor Gives Sellers Money To Fix Up Their House Through Resale Renovation Program

A Santa Clarita realtor is helping his clients sell their houses by giving them grant money to fix up their homes through the innovative Resale Renovation Program.

Rich Szerman of Alta Realty Group gives program participants up to 1 percent of the projected purchase price of the home to be used to update carpets, paint, cabinets, etc. in an effort to sell the house faster and at a higher price point.

“You don’t pay it back,” Szerman explained. “We’ve seen time and time again, by putting 1 percent back into the property … what winds up happening is the property sells for an average of 10 percent, 12 percent more. So it’s a very, very small investment and you get a lot out of it.”

While the goal is for the seller to ultimately make more money on the sale of their house, for those who think it must be too good to be true, Szerman noted that the program mutually benefits both his clients and himself.

“I’m a realtor, I work on commission so it’s very straightforward,” he said. “The more the house sells for, the more money I make. The quicker it sells, the less money it costs me. These are all very basic things, so we have the same agenda as our client.”

But while some Santa Clarita realtors might suggest their clients invest their own money in fixing up their house before putting it up for sale, Szerman says, “We put our money where our mouth is. We say we will do that for you.”

A similar program available at Alta Realty Group is the Rental Rebate Program, which gives renters up to 10 percent of the rent they’ve already paid back to buy a house in the form of a grant.

In addition, Szerman and his team provide loan modification and foreclosure defense services to the public, completely free.

“To bring more people to our door, to be able to make this process a little bit easier for them, we give them money to buy houses, we give them money to sell houses and we do loan modifications and foreclosure defense completely free of charge,” he said. “These are just things that other people don’t do that we’ve been doing for many years.”
