“The Commercial Real Estate Hour” hosted by Jesus Henao of Leola Commercial, Inc. debuted on KHTS Monday with a special guest from the highly anticipated Newhall Crossings mixed-use project.

Jason Tolleson of Serrano Development Group joined Henao to talk about the redevelopment block on Main Street in Old Town Newhall, which includes the Newhall Crossings residential and retail space, in addition to a 372-stall parking structure that opened last week and a seven-screen Laemmle Theatre.
“The part that’s under construction now is the mixed-use project called Newhall Crossings. My company is developing that project,” explained Tolleson. “It’s got 47 apartment units over roughly 20,000 square feet of retail.”

While some retail leases are in discussion, two have been signed so far, including the hair salon Apollo’s, and Grit and Gratitude Pilates, according to Tolleson.
“I will say that in other districts like this where Laemmle has opened, what you tend to get is the combination of dinner and a movie,” he said. “So you get one or two nice restaurants in the immediate vicinity, and we expect that here.”
Serrano Development Group officials designed the Newhall Crossings retail space to “maximize the benefit” of the estimated 250,000 people the theater is expected to draw every year, Tolleson added.
“The theater, that is the focal point — all of the retail is oriented in such a way that it allows for people to walk past the retail storefronts on their way to the theater,” he said. “So that’s the goal, is to have a central sort of town square, if you will, in the middle of the project that people can gather.”
The apartments will be a combination of one-, two- and three-bedroom units that Tolleson noted are unique to what is currently available in Santa Clarita elsewhere.
“They’re developed to essentially a condo spec, so they’re a little bit bigger,” he said. “The finish will be, I would say, a little bit nicer than what’s currently on the marketplace for a for-rent unit.”
Henao added, “I think they hit the nail on the head with this one because it’s going to be a nice place to live, entertainment with a theater, retail… It’s going to be an amazing project.”
Both the Laemmle Theatre and Newhall Crossings are expected to open in the third quarter of 2019. For more information about Newhall Crossings, click here.
