During the latest “The Commercial Real Estate Hour” on KHTS, Host Jesus Henao of Leola Commercial, Inc. invited a guest from the commercial real estate data provider CoStar Group to talk about his company’s services.

Henao opened up the show by asking a simple question: What is CoStar Group?

“CoStar is a commercial real estate information tool,” said Justin Brown, a CoStar senior sales executive. “We are a data provider.”

Once an $800 million market cap company in 2008, CoStar Group has exploded to a $15 billion company over the last 10 years, according to Brown.

CoStar owns about 20 other companies that serve as what Brown called “platforms,” including the commercial real estate marketplaces LoopNet and Cityfeet, along with Apartments.com and Apartment Finder.

“Think of CoStar as a clearinghouse for information,” Brown explained. “Every single rent that’s put in on Apartments.com, we collect. Every single for-sale property that hits LoopNet, we collect.”

Once that information is obtained, it’s inputted into a program designed to track client-relationship management and then sent to a researcher, according to Brown.

“The one thing that separates CoStar from every other company is the number of researchers that we have,” he said. “We’re up to about 1,850 researchers in CoStar, and there’s 26 of them in Los Angeles. Our nearest competitor has about 88 researchers for the country.”

Brown added that CoStar is also the only company that deals with what he called an “inventory-type database.”

“We want to try to find every single building,” he said. “On top of that, we want to find the true owners. Not the LLCs, not the lawyer that helped set up the LLC, but the actual owners: Mr. and Mrs. Smith, how many buildings they own, what’s their phone number, we get about 25 percent of email addresses and put that in CoStar for you to use as an information tool or prospecting and business development tool, along with just property data, lease comps, sales comps, underwriting and … a whole new forecast section.”

The forecast section is a valuable tool for those whose clients ask what will happen to the commercial real estate market in the next few years and if a recession is coming, providing a forecast report with the same information that the FDIC uses, according to Brown.

“CoStar provides the best commercial real estate data in the country,” he said. “If it’s on the brokerage side, it’s for sale and for lease — every property that hits the market that somebody wants to put on the market for sale. If you want anybody to see it, well at least put it on CoStar or one of our other platforms.”
