During the latest “The Commercial Real Estate Hour” on KHTS, an official from the Vista Canyon project joined Host Jesus Henao of Leola Commercial, Inc. to talk about the ongoing development.

A 185-acre project off the 14 freeway in Santa Clarita, Vista Canyon is set to include 1,100 residential units, approximately 950,000 square feet of commercial space, a new Metrolink and bus transfer station, a water reclamation plant and 21 acres of recreational amenities.

Jim Backer of JSB Development noted that many critical components of the project are well underway — including storm drains, sewers and drainage systems — and that construction has begun on the first two buildings.

“One is the water reclamation plant, which we are building and then will turn over to the city ultimately,” Backer said. “That will create more water than we use on an annual basis, so that makes us kind of a net zero water project.”

Backer expects Vista Canyon to use about one third of the water from the plant, while the other two thirds will be distributed by SCV Water to the eastern side of town. Construction on the plant is estimated to be completed in October.

The second building is a three-story, 57,000-square-foot mixed-use building on the project’s main street, which is expected to be completed by the end of the year.

“That first office building will enable us to really show people what the community is going to be about,” Backer said. “That will connect us to the road network on the west side to Lost Canyon Road going up through Fairs Oaks Ranch and also to Jakes Way. We also hope by the end of the year to be connected over to Sand Canyon so that you’ll be able to drive all the way through the site.”

Development is also taking place on Phase One improvements on the west side of the project near the Colony Townhomes, according to Backer.

“There’s where JPI will start construction in September on 480 apartment units,” he said. “We’re in the midst of doing the final streets, and we’ll have street lights and landscaping and all the pretty stuff there by the end of the year.”

The current vision for Vista Canyon is the result of over 100 community outreach meetings, where Backer noted JSB Development learned that residents of the area didn’t want more houses, but were interested in services, restaurants, entertainment and recreation.

“We’ve made a lot of what I call evolutionary changes to the plan as we’ve gone along,” he said.

Henao added, “You start with an idea and it starts evolving, and you have a lot of input from the city, from the people… From there it just starts becoming this beautiful project, and by the end of the day, I think you’re building something that everybody is going to be happy with.”
