Today on Real Estate & Other Stuff, Phil and Taylor discuss a variety of topics including the latest news in stocks, crypto, Zillow’s view on commingling in the housing market, Compass Real Estate, and more.

Phil and Taylor open the show by discussing the latest news on stocks going up and crypto not in a good place. Afterwards, they talk about some brief predictions for the upcoming 2023 year in the markets. Then, Phil shares his thoughts of why Zillow favors the idea of commingling in the housing market. Taylor, along with many other realtors, believe that commission is a necessity.

Later on, Phil and Taylor discuss about their thoughts on Jason Oppenheim’s actions and views on Compass Real Estate. Oppenheim believes that Compass is so unfixable that they’d have to, “take every single split they had and add an extra 10% to every single one of them” if they want him back. Phil talks about Oppenheim’s analogy of production and profit of selling a TV. If it costs $100 to make the TV and it sells for $99, then there’s no profit and losing money and that’s what Compass is doing by bringing in new people. Phil thinks the situation will have a problem going forward. Along with this, his prediction for the future of the Real Estate Market is that they will have a complete, total revamp because, “things that have worked in the past will no longer be ok to work in the future.”

Afterwards, they share some perspectives on why Realtors might still have to sell homes well into the age of their 90s and it’s mostly because they tend to have their splurges as they make the money to show that they’re doing well. Although when the Real Estate market plummets, they start to run into some issues. He talks about how sometimes realtors will try to do what they can for the commision which is one of the worst things a realtor can do.
