New Housing Development Planned For Plum, Whites Canyon Area (GALLERY)

The new housing development for an area of unincorporated land between Sierra Highway and Plum/Whites Canyon Road is scheduled to feature 1,220 new homes, a new elementary school, and a road connecting Sierra Hwy to Whites Canyon, officials said Monday.

Named “Skyline Ranch” by the developer Pardee Homes, the site is roughly defined by “Sierra Highway (Mint Canyon) on the east and southeast, residential communities on the south and southwest, Plum Canyon Road on the west, Bouquet Canyon Road to the northwest and Vasquez Canyon Road to the northeast,” according to documents filed by the Los Angeles County Department of Regional Planning in 2007.

“We began the grading process in April of this year and that process is expected to take 18 months,” said Dave Little, Pardee Homes division president for the Los Angeles County/Ventura regions.

Following the conclusion of the grading process, construction is slated to begin on the production homes.

“After the grading process is done, and depending on the market, the entire buildout will take probably about five to six years,” said Little.

The new development across the 450 acres of land is set to include 1,220 single family lots, an elementary school site and public park lands, according to Little.

“290 homes (of the total 1,220) are planned to be apart of a 55+ community, where one of the members of the home who lives there must be at least 55 years or older,” said Little.

The 2007 project report states that the development process would result in a network of collector roads, with “primary access to the tract provided by the off-site extension of Whites Canyon Road from Plum Canyon on the west, through the project site as Skyline Ranch Road, ultimately connecting to Sierra Highway in the southeast.”

This new Skyline Ranch Road would provide two travel lanes in each direction with a center median.

As for the impact on traffic, Little stated that Skyline Ranch Road offer commuters two routes in which to gain freeway access, through Whites Canyon Road or Sierra Highway.

“We’re installing improvements for traffic signalization at Sierra Highway and Skyline Ranch Road,” continued Little.

The Skyline Ranch project would also be connected by paseos, much like the ones throughout the Valencia area, that are planned to give pedestrians access to the various residential zones and businesses within the area.

The approximately 1,746 acres remaining within the Skyline Ranch site will be “permanent dedicated space that will not be built on,” said Little.

“We’re excited to bring Skyline Ranch to the market, (and) there will be a variety of product offerings,” said Little.

  1. Is it ever going to stop? Or only when there is no more land to build on. Nothing is sacred in Santa Clarita. We are now officially the new San Fernando Valley. LOL! More crime and traffic. Thank you to all who treasure wealth over community. Master planned community my foot. Who is the master?

  4. So sad. Remember when the City Council used to take pride in preserving the land. Let’s continue to add more homes, more traffic, more crime. Santa Clarita residents are leaving for this very reason. So sad. I used to recommend moving here. I no longer recommend moving to this overcrowded place.

    • This is not the City of Santa Clarita’s doing but the county of Los Angeles. Many projects in this valley are in unincorporated areas as is the Newhall Ranch project on the 126…. as well as the pending project in the Sand Cyn riverbed, which intends to annex into the City of SC, once the project is complete. Again, projects and permits issued and approved by the Country of L.A.

  6. people keep populating so new familys need places to live..what else do you propose?

  7. Is this just a joke for the ” city leaders” ? They keep approving all these developments while the 5 and 14 freeways are filled beyond capacity. Even the alternates are getting unusable. New people will move in not knowing how their daily commute will get worse and worse every year.

    I have been on the CC side for 20 years and the commute to the valley has gone from 25 minutes to well over an hour. It also takes over 30 minutes just to reach the 126.

    I guess they don’t GAS as long as they rake in the bucks.

  8. The intersection at Soledad and Sierra Highway is already a nightmare. It used to take me 5 minutes to get to the freeway from my house near the Salvation Army store. Now it takes 20 and sometimes it is 5 minutes just to get a break in traffic to get out of my neighborhood. No improvements in this intersection are going to prevent the gridlock that will occur with that many more cars on the road.

  11. There are dump trucks going up and down Whites Canyon all day, it’s ridiculous. And this is going to be continuing for another year?!?! The traffic on Whites Canyon is getting worse and worse. These additional thousands of cars will make it unbearable. Also, the nice hills are being ruined!! This will look nice next to the solar panel eyesore………

  12. Right. Most of these projects are out of the city’s realm but the city could fight it if they wanted to. But why when these projects will be annexed to the city and they will take it for the taxes. City should fight these developments but the developer are putting out big bucks to get approval. When I moved here in 1987 the new city council vowed to keep a slow growth mentality. But these people in now want to be the biggest city in the county. So much for slow growth.

    The problem is… Sierra Highway and Whites Canyon are already gridlocked during rush hour. Sure, there might be two routes for the new residents of this development, but what about existing residents who are sick and tired of our out-of-control traffic?
