497 Homes Now Under Construction Near Highway 126 In Western Santa Clarita Valley

A 497-home development is now under construction in the western Santa Clarita Valley, just north of Highway 126, officials said.

Progressing home operations and site improvements through their joint venture, IHP Capital Partners and Williams Homes announced a new master-planned community near Castaic on Thursday.

Resting on a scenic property approximately one and a half miles west of Interstate 5 and one mile north of the 126 freeway, Williams Ranch is planned to accommodate 497 homes on 430 acres of land.

“As a gated community of competitively priced traditional detached homes in a setting well-located for commuting to employment within the Santa Clarita and San Fernando Valleys in north Los Angeles County, we think Williams Ranch is uniquely positioned within the region,” said Blaine Peterson, managing director for IHP Capital Partners, an investor in new housing developments throughout Southern California for more than 25 years. “We’ve had great success in previous partnerships with Williams, a company that has been dedicated to creating successful communities in the Santa Clarita Valley over the past two decades. We’re excited to be working with them on carrying out the vision for Williams Ranch and expect a strong response from homebuyers.”

Williams Ranch is planned to integrate nearly 500 homes in several brand-new neighborhoods, developing mainly single-story homes, with a select amount of two-story homes, ranging from 1,700 to more than 4,000 square feet on sizable lots.

Most homesites, starting at a minimum of 7,000 square feet, allow the customization of home designs to include 40’ to 65’ in width for spacious side and rear yards with the majority of homes offering open space views.

Amenities are planned to incorporate a private recreation center with a clubhouse, pool, wine pavilion, outdoor kitchen and entertainment amphitheater all surrounded by large citrus orchards and vineyards.

Directly adjacent to the Valencia Commerce Center and neighbors to the Castaic’s Hasley Hills neighborhood, the community is planned to feature an emphasis on outdoor living by incorporating a five-acre Los Angeles County park and nearly 5 miles of walking trails.

The community is expected to open in late 2021.

  1. All of those home will be multi-million dollar home!!!! Not for the middle class but for the higher entitled rich folks. Let’s not forget their kids. Those entitled teens will run amuck without supervision & turn THAT community upside down. That NEW spot will be the “Rich” version of Canyon Country’s Jakes Way.

Ironic how california politicians fear monger about global warming, water shortages, over population, traffic congestions…and yet here they are.. working their very best to make sure every green space available iin our valley is smashed in with cookie cutter town homes and properties that cant even sustain life for a chihuahua let alone a family.
    . It’s just disgusting how california destroys the environment, yet they cry the loudest for it.. all for tax revenue.

  3. Then they wonder why so much traffic and what used to be a 15 min drive that way is now an hour. Why build more and why say, “ The Coyote are my dog, I have snakes, gofers, huge venomous spiders in my yard” um because you interrupted their habitat!!
    Start building toll roads in SCV!!

    My wife and I rattle around in 1250 sq ft. Who the heck needs 7,000 sq ft?

  7. Are these the houses in Val Verde that will be such a fire trap? Just like Paradise where all those people died because they couldn’t get out on the two-lane road. Why does the County allow building such fire traps and putting people in danger? Interesting that this article never mentions exactly where it is, but it sounds like the Del Valle project right next to the Chiquita Landfill. Who in their right mind would want to live in a fire trap next to a landfill?

    • Waterwatcher, Val Verde has been there FOREVER! Built in like 1940! 80 years ago! Way before the landfill was put there! There was nothing out here then, and certainly nothing there at the time, either! Personally, I don’t think there is any need for more housing out here, but they keep digging up the mountains around here anyway! Traffic is already just terrible in SCV! Does anyone think it should take more than 30 minutes to drive from Canyon Country to Valencia?! Imagine how bad it’s gonna be when they put MORE neighborhoods here! They won’t be happy until SCV is just as crowded and run-down as SFV! Won’t take long at this rate!

  8. This new community sounds very nice. I wonder what will be the impacts to this community, since the LA City Council has voted to close Men’s Central Jail in downtown Los Angeles? This will put more pressure on the LASD Pitches Detention Center in Castaic, to house more prisoners. Also, Governor Newsom plans early release over 8,000 inmates this year. When you are raising young children, these negative impacts are on your mind as a parent.

    Perhaps I need to move a Republican state. How can anyone live where politicians want to destroy the nuclear family, legalize drugs, eliminate immigration and customs enforcement, they are secular, they want to erase our nation’s history, and they raise their children to hate America. This is why Democrats should be trialed for sedition, and exiled from the U.S. for life.

  9. Okay, going by 1 and 1/2 miles from the 5 fry and one mile north of the 126, that would place it on Hasley Cyn. Rd. I know about this as a friend lives on Hasley.

  10. This development & all the building they’re doing all around the SCV—Can you imagine ALL the roads & FWYs in 1 year!?!? And the Liberals keep whining about global warming, green new deal, water shortages, etc.!!☠️???
