Community Meeting Scheduled To Voice Concerns Of Smiser Mule Ranch Project In Newhall

Santa Clarita residents are invited to share their concerns this Thursday about the new proposed Village at Wiley Canyon development at the site of the former Smiser Mule Ranch in Newhall.  

The community meeting is scheduled for Thursday June 30 at the Carl Boyer Room of City hall to discuss the Smiser Mule Ranch Project, according to event organizers.  

The meeting is intended to be informative and allow City Staff to hear from residents about their concerns.

The proposed mixed-use, intergenerational development would be located on Wiley Canyon Road between Lyons Avenue and Calgrove Boulevard, adjacent to the 5 Freeway in Newhall, located at the former Smiser Mule Ranch. 

This development aims to transform the long-vacant Smiser Mule Farm into a “luxury, community focused commercial and residential development,” according to officials.  

If approved the Village would feature more than 10,000 square feet of small, neighborhood commercial suitable for dining, fitness and shopping boutiques and similarly focused retailers, according to the project developer.  

The main commercial spaces would wrap around a large, open air plaza that can be used for live music, activities for children and seniors and many other community events.

The Village at Wiley Canyon would also provide up to 100 units for residents in need of assisted living and memory care services as well as approximately 130 independent, all inclusive senior living units, according to the developer. 

Up to 379 multi-family residential units ranging from studio units to three bedroom units would provide additional upscale housing to support the project’s commercial component.

The approximate 30-acre development is set to contain more than 40 percent open space and recreation areas.  

The main 18-acre portion of the Smiser Mule Ranch project site is expected to contain the project buildings along with meandering walking paths and recreation areas, according to the developer.  

This neighborhood-centric community would incorporate Spanish-style architecture and an overall design that would “add meaningful value to the greater Newhall area as the gateway to Santa Clarita,” project officials claim. 

Former Concerns Raised By The Project

However, this development project has raised concerns from officials from the Calgrove Corridor Coalition.

One concern among members of the Coalition is that the developers do not plan to widen Wiley Canyon which in the One Valley One Vision general plan is documented as a secondary highway with four lanes. The current roadway has two lanes. 

“This project looks good on the internet but putting seniors and memory care facility right next to the I-5 Freeway and what they call a green belt (grass) on the other 22 acres to Wiley Canyon brings up the drought conditions. This could also be a high fire danger for the homes and the proposed project,” officials with the Coalition said.

The meeting to raise questions to city staff regarding the Smiser Mule Ranch project is scheduled for Thursday from 6-8 p.m. in the Carl Boyer Room located at 23920 Valencia Boulevard.

  1. OMG! The traffic here gets worse and worse. Why are there so many cars in the middle of the day? Does anyone have a job here?

  2. Bring back the mule farm. The city should buy and operate it to preserve open space and rural heritage.
    They could pile mule manure, keep throwing each day’s on top, and in a few months they would have a fully functional city hall. Then the council can have a manure-ground-breaking photo-op and aroma therapy.

  3. Will this be a non water using facility? We are all making adjustments due to current drought restriction that we cooperated with a few years back. Common sense should prevail, and the project should be put on hold. As far as retail space, I believe the mall has some room.

  4. Curious to how many pools they’ll add . The average residential pool (private pool) is about 13,000 gallons. Imagine a large pool or tw….
    10’s of thousands of gallons of water to fill then they have to have water added all the time.

    • 379 multi-family residential units ranging from studio units to three bedroom units would provide additional upscale housing. Each unit would have 3 cars. Add to that number the people going to the restaurants and businesses in the commercial development. New Chick-Fil-A and In and Out fast food lines would be immense. The car line from a single entrance and exits would extend on the single lane Wiley Canyon Road.

      • Exactly how does this improve the quality of life of the voters in Santa Clarita? It does not. It will worsen it.
        We should have a readers poll about whether a zero, or greatly slowed, growth policy is what VOTERS WANT.

  5. What happened to the water shortage and the rolling blackouts, in this State? Traffic smog, crime. Most of us left LA decades ago to get away from the mess, now the mess just keeps expanding…
