A motion was passed Tuesday to split the Lyons Station Center in Newhall into eight different sections with various opportunities for new ownership.
In a regular planning commission meeting with the City of Santa Clarita Tuesday, a motion was unanimously passed to split up the Lyons Station Center in Newhall from three separate plots of land into eight.
“The Lyons Station Center was approved and constructed under the authority of Los Angeles County in 1977 and 1978,” said Associate Planner Mike Marshall. “The center was established to house large commercial centers, offices, retailers and services.”
The subdivision proposal began back in June of 2019 when an application was submitted to subdivide three of the subject parcels within the Lyons Station Center, totaling 2.2 acres, into eight parcels. The Lyon’s Center consists of Chase bank, Popeyes, 7/11, Pizza Hut, It’s Boba Time and more.
Of the three existing parcels to be subdivided, one contains the parking area and two parcels contain commercial buildings. The Lyons Station Center consists of a total of 186 parking spaces, which are shared and accessible to all tenants within the center including the adjacent Chase bank building. Sufficient code required parking is provided for the existing development.
In addition, the project has been conditioned to execute a reciprocal parking agreement that establishes the sharing of all existing parking spaces between all proposed lots, consistent with UDC Section 17.51.060(N)(1).
Prior to the designing of the final map, potential applicants are set to provide an agreement for traffic circulation to maintain existing vehicular movement and parking between the existing shopping center lots, including Chase Bank.
“No construction or development activity is proposed within this application,” Marshall said. “Any future construction or site development would be subject to previous conditions of approval and all requirements of the Unified Development Code (UDC).”
Any future construction or site changes are set to be subject to the previously approved Conditions of Approval for the subject property, and set to follow all requirements of the UDC, the General Plan and the Building Code.
