Real Estate Services Considered ‘Essential’ During Coronavirus Closures

The Department of Homeland Security has updated its list of essential services to include residential real estate, officials said Monday.

Governor Gavin Newsom’s “Safer At Home” order uses Homeland Security guidelines to determine limits for certain industries deemed non-essential, according to officials.

Santa Clarita realtor Richard Szerman doesn’t think the new distinction will have a meaningful impact on the real estate market.

“It doesn’t change a lot. We still can’t have open houses or meet face-to-face with our clients,” Szerman said. “It’s kind of like telling a carpenter they (can) go into the shop, but they can’t use their tools.”

On March 20, the California Association of Realtors advised members to halt all face-to-face operations in accordance with state standards. In response to the change to federal guidelines, C.A.R. is telling members to exercise caution and observe best public safety practices when interacting with customers.

The organization advises its members to refrain from having open houses and show houses virtually as much as possible.

However, concerns about the economy and the effects of the coronavirus pandemic have cooled the market, according to Szerman.

“Nobody’s looking, nobody’s buying,” Szerman said. “These are extremely uncertain times.”
