For 20 years Rod has been tracking his numbers for homes for sale. “We’re at 278 homes and condos in Santa Clarita, and there’s 648 pending. So what that tells you is that we have over 70% of the homes that have a sign in their yard are in escrow.”

It hasn’t been a positive market for buyers with a 3% interest rate, so they will have to do everything they can to sell the home.

When it comes to a first-time buyer it is good to prepare them before the realtor shows the first house. Let the buyer know if they see a house they like, chances are there are other buyers willing to compete.

“The most I’ve seen is maybe 16 offers in one property in a matter of three days.” Rod McIntosh said.

Most of the time first-time buyers will learn the hard way, so they have to be willing to pay more than they had planned, McIntosh said.

Communication is important for any type of business but there will be days where everything can go wrong because communication was not given. Rod shares his experience he had with a listing agent: “You’d be amazed how many times I get stuff in my email and the broker never emailed, never called to find out what my seller situation is. I mean I call every single listing agent and have a conversation to find out what the seller situation is. What’s the contingencies? I want to match that seller’s situation as close as possible to my buyers offer.”

If people want to sell their home Rod states that realtors plan to get every penny they can on the property. Sometimes the appraisals don’t come in, so they are forced to create a multiple offer situation while finding a buyer.

Rod points out that closing costs is best to do on your own. “I tell them to call every mother, brother, sister, uncle, and get the money to pay their own closing costs.” There are no transactions where the seller is willing to pay closing costs because of the multiple offers. However, you can always rebate the closing costs.

Dave Cantrell talks about how he has programs to rebate money to first responders and nurses with $1000 off closing costs. Also, if you bump the interest rate a quarter percent you can get a half to one percent back to pay closing costs. “If you got no points and it’s a $500,000 loan and it’s a $600,000 house—let’s say—or $550,000. You know 1% is $5,000 you just made up half your closing costs.”

There are ways to get the closing costs at a lower cost. Always go to a professional to settle situations like this and have people who are solution oriented.
