Santa Clarita Realtor Thanks Community For Having ‘Dramatic Effect’ After Foreclosure Stories

A Santa Clarita realtor is thanking the Santa Clarita community for the “dramatic effect” he’s seen as a result of residents’ responses to a series of KHTS stories about local families unjustly facing foreclosure.

Rich Szerman of Alta Realty Group offers free foreclosure defense services to the public, and enlisted the help of KHTS in recent years to share the stories of homeowners who are at risk of having their houses essentially “stolen” from them by “immoral” lenders, according to Szerman.

“Some of the things we’ve done have had a pretty dramatic effect,” Szerman said. “When you guys put stuff in the comments sections, when you call, whether it’s my office or whoever it is you’re calling to talk about these things, … it makes a difference.”

A recent example of this is after KHTS published an article telling the story of an elderly Palmdale widow who lost her house in an unexpected foreclosure due to what Szerman calls a “zombie” second mortgage, which came back to haunt her about 10 years after she received a letter in the mail stating it had been “charged off” and no further payments were necessary.

Szerman was later contacted by a man facing a similar situation with the same lender, who had learned of Szerman’s fight with the company when the KHTS article came up in an online search.

When Szerman called the same contact from the lender that he had attempted to work with on the first case, he says he was met with an entirely different response.

“He immediately said, ‘Who? You’re with what company? Oh yeah, why don’t we work out a plan — let’s see if we can find a way to keep these people in their house,’” Szerman said. “It is a complete sea-shift from where his behavior was and what they were willing to do previously.”

Szerman continued, “They’ve now decided that they don’t like it when somebody types in their company name and this story comes up, which is 100 hundred percent true and verifiable… They don’t like the fact that people can now look them up and see that they’ve done bad things.”

While Szerman and his team weren’t able to save the Palmdale woman’s home, he noted that he is “hopeful” that other families in the same situation will have better outcomes as a result of sharing her story through KHTS, and the resulting response from the Santa Clarita community.

“We’ve had several of these now where people have heard about this online and have come to us, with this company in particular,” Szerman said. “This last poor woman that we had, I feel bad that we weren’t able to accomplish more for her, but I feel very hopeful in what we’re going to be able to accomplish for everyone else.”

  1. Awesome! Sorry to hear about Ms. DeLeon, but at least that bank is now better behaved. You’d think that after 10 years we’d finally have this foreclosure mess cleaned up.
