During a recent “The Commercial Real Estate Hour” on KHTS, Host Jesus Henao of Leola Commercial, Inc. brought on a guest to discuss why it’s important to never take shortcuts during the construction process.

Dale Donohoe of Intertex General Contractors, Inc. joined Henao for the show, noting that the first step with a prospective tenant is to discuss what they want to do and advise them on the process with the city or county.
Henao said that he’s seen tenants go to construction company officials with no plans, and they are sometimes met with the question, “Are you pulling plans or are you not pulling plans?”

When he asked what this question means, Donohoe replied, “Basically they’re saying, ‘Hey, no plans,’ (and) they’re going to try and bootleg it in and see if they can get away with doing something and opening.”
If a construction company official is advising a prospective tenant to take this kind of shortcut, Donohoe cautioned that they are likely not qualified to do the job correctly, adding that the tenant will most likely get caught.
“It’s not going to work, because someone is going to find out,” he said. “If you get caught, you’re going to start paying increased fines … and you’re going to have to probably tear out most of what you put in to redo it right.”
He continued, “You need to get a qualified architect … that knows the city and/or county processes, and start from scratch with them, because you need to accurately reflect what’s existing and what’s going to go in, and then do all the code requirements to present to the city and/or county.”
Henao concluded, “So the advice is, do not take the shortcut, because the shortcut is going to kill you in the end.”
