The Los Angeles County Board of Supervisors has unanimously approved the Entrada South / Valencia Commerce Center project, a major development in the Santa Clarita Valley that will add more than 1,574 multi-family attached residences to the community.
Located west of The Old Road and spanning the northern and southern portions of Magic Mountain Parkway, the development is expected to include 91 lots with 1,574 multi-family units, including apartments and condominiums.
The plan calls for 110 affordable units on-site, with an additional 78 affordable units off-site for households earning up to 65% of the area median income—around $69,300 for a family of four in the Santa Clarita Valley.

The project also has a significant economic development component, the Valencia Commerce Center. The Commerce Center aims to add over 4 million square feet of industrial and commercial space, projected to create more than 10,000 jobs in the region.
“Entrada South is another big step forward towards addressing the housing affordability crisis in the region, which was only made worse by the recent Los Angeles Wildfires,” Supervisor Kathryn Barger said. “I’ve heard stories from survivors struggling to find housing, citing monthly rent payments exceeding $8,000 per month. One of the most powerful solutions we as a Board wield is the approval of responsible housing development to keep up with demand. I’m committed to supporting projects that make home ownership an achievable goal for young and older generations alike.”
Traffic management was a key consideration, with the developer, Newhall Land and Farming Company, committing up to $62 million and the necessary right-of-way for The Old Road improvements, part of a nearly $250 million transportation project.

Fire safety was also a key focus of the County’s review of the project. Entrada South includes homes built to fire-resilient codes and incorporates underground utilities that help reduce the risk of ignition from powerlines.
Los Angeles County Fire Chief Anthony J. Marrone testified before the Board of Supervisors cast their vote. He shared that Fire Station 46, located nearby in Mission Village, is moving forward with construction set to begin in early 2026.
Residents and the public enjoy new trails connecting to existing networks, a 5.4-acre public park, and 20 private recreational lots adjacent to residential areas.
Additionally, the project preserves over 340 acres as open space, including a 28-acre protected Spineflower preserve right near The Old Road.
The San Fernando Valley spineflower is a tiny California native that was presumed extinct for more than 70 years until it was rediscovered in 1999 in just two locations in all of Southern California: Laskey Mesa in Ventura County, and Newhall Ranch in Los Angeles County. That very same year, the spineflower was designated a candidate for listing under the Endangered Species Act. In 2001, California listed it as endangered under state law.
