In a recent Santa Clarita transaction, the Saugus Station Industrial Center passed hands from the previous owners to a Texas-based real estate investment business called the Covington Group, Inc.
The Saugus Station Industrial Center is a group of buildings and storage facilities off of Railroad Avenue in the middle of Santa Clarita. The familiar beige buildings lining the train tracks are popular home-bases for many businesses, including multiple tenants in the entertainment industry because it offers space in close proximity to many movie and television studios and sound stages, easily accessible for the crews trying to get around Santa Clarita and Los Angeles County.
The complex boasts 24 buildings, some with 39-foot ceilings, and units ranging from 8,000-133,000 square feet. The lot itself is 69.5 acres with a second, separate 24-acre improved land site.
The tenants of the property range from cabinet makers to scenery and set storage for Hollywood, to truck repair and moving companies. The diverse space was 100 percent occupied at the time of acquisition according to officials.
“We feel this property provides an opportunity to create a ‘best-in-class’ entertainment-focused location that will almost be one-of-a-kind in what we are able to offer tenants,” stated Ken Sheer, CEO and founding partner of Covington.
The Covington Group specializes in commercial and industrial properties all over the country. It currently owns and manages approximately 8.5 million square feet of real estate in many different states.
With the Saugus Station Industrial Center, Covington’s plans are currently to implement a new property and asset management strategy to increase tenant retention and renewal as well as improvements to the aesthetic and appearance of the properties, according to officials.
