“Foreclosures hurt everybody, and we’re still having plenty of them here in the Santa Clarita Valley,” he said. “The myth that the great recession is over is just that: a myth.”

On average, 60 to 70 homes are still lost to foreclosure in Santa Clarita every month, according to Szerman, creating a great need for programs like the Free Loan Modification Program at Realty One Group Solutions.

Through the program, Szerman partners with homeowners facing foreclosure and presents a case to their bank in an effort to modify interest rates so the home can be saved.

“Basically it comes down to this,” he explained. “If a bank is looking at foreclosing on a house, even if they have to drop your interest rate to 2 percent from the 6 or 7 percent it was at to prevent that foreclosure, 2 percent of something is still better than 100 percent of nothing.”

Homeowners who attempt to convince the banks on their own typically only have a 6 percent chance of success, according to Szerman. However, Realty One Group Solutions currently has an 80 percent success rate.

“Our success rates are extremely good,” Szerman said. “We’re just tenacious and we’re good at it and we’ve done a lot of it.”

“I want to reiterate we do this completely free of charge– no one pays us,” he added. “Our clients certainly don’t, the banks certainly don’t. We are not a government agency, we just do what needs to be done.”
