Santa Clarita Realtor Offers Home Renovation Grants To Clients In Need

Ed. Note: The following is a KHTS Feature story based on a recent radio interview with Realty One Group Solutions

It can be difficult to sell a house that isn’t in the best condition, so a Santa Clarita realtor is offering renovation grants to his clients in need to help them get top dollar for their home.

Called the Resale Renovation program, Richard Szerman of Realty One Group Solutions provides homeowners with funds to make basic improvements to their house at no cost to his clients.

“As a realtor, I know that houses in the best condition sell for the most money the quickest,” Szerman said. “We’ll give you money– again, we just give it to you; it’s not something you pay back –in order to fix up a house so that we can get top dollar out of it.”

A Castaic homeowner whose house was originally listed for $322,000 was recently given a $3,500 grant through the program to make improvements to the yard, carpet and paint. Szerman said the house just sold for $410,000– a substantial difference.

Those wondering if there’s a catch can rest assured that it’s a mutually beneficial situation for Szerman’s clients as well as Szerman himself.

“We’re able to sell a nicer house for more money, and everybody’s happy about it,” he explained. “On the sale of their house, there’s thousands and thousands of dollars to be made in commission, so if we have to give up a little up front in order for it to be easier to sell and have it sell a little quicker, I don’t think that’s a bad thing for anybody.”

Szerman and the Realty One Group Solutions team have developed several similar programs designed to make it easier to buy a house, sell a house and even save a house from foreclosure, and wants the community to take advantage of the opportunities.

“Because I spent sort of a half-lifetime in real estate, there are a number of problems I’ve sort of seen going through it over the years and a number of difficulties I see people reach on a daily basis,” he said. “We’ve created a series of programs that are meant to make it a little bit easier.”

In addition, Szerman does a high amount of public outreach and pro bono work throughout Santa Clarita, which he said he’s kept somewhat quiet up until recently.

“We’re starting to roll these programs out into the public,” he explained. “We believe that we’ve built a better ‘mousetrap,’ and now we’ve got to expose it to the world.”
