Proposed Multi-Use Intergenerational Development Near Wiley Canyon Raises Concerns 

The Village at Wiley Canyon, a proposed multi-use development in Santa Clarita, is raising concerns among existing residents.

The proposed mixed-use, intergenerational development would be located in Newhall on Wiley Canyon Road between Lyons Avenue and Calgrove Boulevard, adjacent to the 5 Freeway. 

“This development aims to transform the long-vacant Smiser Mule Farm into a luxury, community-focused commercial and residential development,” said a statement on the developer’s website.  

If approved, the Village near Wiley Canyon would feature more than 10,000 square feet of small, neighborhood commercial suitable for dining, fitness and shopping boutiques and similarly focused retailers.  

The main commercial spaces would wrap around a large, open-air plaza that can be used for live music, activities for children and seniors and many other community events, according to the developer.

The Village at Wiley Canyon would also provide up to 100 units for residents in need of Assisted Living and Memory Care services as well as approximately 130 independent, all-inclusive senior living units, according to the developer. 

Up to 379 multi-family residential units ranging from studio units to three-bedroom units would provide additional upscale housing to support the project’s commercial component.

The approximate 30-acre development would contain more than 40 percent open space and recreation areas.  

The main 18-acre portion of the project site is expected to contain the project buildings along with meandering walking paths and recreation areas, according to the developer.  

This luxurious and neighborhood-centric community would incorporate Spanish-style architecture and an overall design that will add meaningful value to the greater Newhall area as the gateway to Santa Clarita. 

However, the Village at Wiley Canyon project,  has raised concerns from officials from the Calgrove Corridor Coalition. 

One concern among members of the Coalition is that the developers do not plan to widen Wiley Canyon which in the One Valley One Vision general plan is documented as a secondary highway with four lanes. The current roadway has two lanes. 

“This project looks good on the internet but putting seniors and memory care facility right next to the I-5 Freeway and what they call a green belt (grass) on the other 22 acres to Wiley Canyon brings up the drought conditions. This could also be a high fire danger for the homes and the proposed project,” officials with the Coalition said. 

As of the publication of this article, the Village at Wiley Canyon project is under consideration and has not been approved by the City of Santa Clarita.

  1. Sounds very nice. 40% open space, pathways, pleasant environment that is convenient to the freeway.

  2. Santa Clarita doesn’t need a development of this size on Wiley Canyon. We have an elementary school and a gym close by on this street, it would be a lot more traffic and congestion. We need senior housing badly but not “high end” ones, the rents are already too high for seniors in the Santa Clarita and Newhall area. This is a ridiculous project and who would want to live in a memory care facility right by the freeway. I vote against it.

Hope the greedy designers/developers won’t make more smashed/pancaked together Doll House condo-houses like Vista Cyn. where the roads/corners are also very dangerous & narrow for normal traffic, let alone a mild emergency!! They trick/fool with the Candy of “green spaces “! Just look at what they’ve done to Vista Cyn. down by the wash(river)!

    • I agree with you. Greedy developers looking at money only. Santa Clarita needs to slow down with the “rapid building”. They need to look more at safety, traffic and why people move up here in the first place. Families and individuals don’t want the congestion and never ending noise of the San Fernando Valley. They want more wide open spaces.

  4. The most important concern has not been mentioned at all.
    The city manager and others think that expanding SCV’s population is a good thing. It’s NOT.

    Why are we so excited to pack more sardines into one place near a packed freeway? Look at weekend traffic for Magic Mountain!

    • Exactly what I say! why make more homes, if there is to be a catastrophe ie; fire season… we will all be doomed, because there isn’t enough outlets. The city is allowing these rich developers to disintegrate the integrity of what the city of Santa Clarita was about. I enjoy the Mountain View’s and I remember seeing the cows driving in the freeway, so sad that it seems they are being greedy and want to make Scv an LA type… it’s no longer what it was. I live near this proposed development and they will take away my childhood memories , add extra traffic to already , and remove my Mountain View’s.

  5. I am against this property build that will ruin more of this valleys rural beauty.
    They have expanded the freeway, they keep cutting into the greenbekt coming into the Valley.

    There is the wildlife in that corridor which will again be affected
    Red tail hawks … bobcats.. many species of birds
    Raccoon et

    Water is scarce, traffic no matter what they say will impact the area which is single family dwellings

    As resident we don’t need 3 roundabouts and several traffic signals

    We don’t need another strip mall

    Their progress is a bruise on this valley

    More noise noise to the current residents more of the sky line will be gone ..

    It just doesn’t fit modern over kill in rural setting
    It will be a eyesore

    Natural stream that runs Wiley which has wildlife

    Come get off at Calgovev like you’re going up to the old rd, about to go to in and out and see the ugly ugly storage facility they just built with a brick and mortar such an eyesore such a stain on the beauty of that open space and this project will do the same

  6. Well they say we’re in a 1200 year drought and of course everyone is expected to cut back on their water use. Where is all this water coming from to serve all these new residences and green belts. Another problem with these projects is Road congestion as the traffic gets worse and worse each year. These developers are slowly destroying Santa Clarita.

  7. This land is open space now. I thought it was never supposed to be developed. This is NOT GOOD for citizens. This is what senile grannies without term limits do, who refuse to consider traffic signal synchronization and traffic consultant analysis because they think it is stylish to make commuters suffer longer while polluting city air. The city collects fees from developers. But It DOES NOT BENETIC TAXPAYERS.

  8. It was a mule farm. Keep the zoning the way it is. Zero growth is a law in some places. City leaders cannot keep the bums out of the washes.

  9. YES, the land owner should be able to use their land to the best of their ability however, this land is in a FLOOD plain that floods every rainy season. Just ask the folks in the trailer park next door
    when their homes were damaged by raging waters out of the Calgrove park/mountain. I am sure there is a way the community AND the land owner can work out the details to have a development to be proud of..

    • SCV MULE DAYS!
      The California city of Bishop, in Inyo County has an annual Mule Days Festival. SC should do the same on a different weekend, and cement it’s place in Rural American Nostalgia!
      Next month they will propose developing and building on Hart Park, and also in the washes to price out the transients.

We constantly hear about the drought, electrical grid problems, horrible traffic, increasing crime, Xiden’s increasing gas prices and now they want to build more smashed together condo type Doll homes like Vista Cyn. that also has dangerously narrow roads waiting for an emergency causing jams, crashes & deaths! Damn Greedy Developers!

  11. Look at your tax bill. We are paying I believe $30 for open space. We voted on it years ago for $25. What happened? We were supposed to have all this open space.

  12. I love the plans ! Something is going to be built there eventually . When do we break ground ?

  13. This project only has ONE entrance/exit at this point.
    CalTrans denied the entrance/exit on Calgrove, so that leaves just Wiley Canyon with no plans and no way to widen Wiley.
    If the City leaders stick to their original documents for the property it is required to have one entrance on Calgrove and one entrance on Wiley.
    Fire, Flood, Eartquake… not way to avoid Gridlock!!
