Santa Clarita realtor Rich Szerman of Alta Realty Group has saved more than 1,000 homes during his career through an innovative program that offers free loan modification and foreclosure defense services to homeowners in need.

The program is one of several that Szerman noted nobody else in the industry offers, where homeowners having trouble making their mortgage payments, facing foreclosure or even just tired of a high interest rate can get help, completely free of charge.
“The general public doesn’t understand what their options are,” Szerman explained. “You’re running up against a very large, very very well heeled industry that … in general doesn’t want the public, doesn’t want its own consumer base to be educated. Because the less the consumer knows, the more trouble they can get in.”

For example, Szerman recently had a client who was upside down on her house by about $80,000, due at least in part to a 7.5 percent interest rate.
Because the homeowner didn’t realize she had options that could allow her to keep her house, she approached Szerman thinking she had no choice but to do a short sale.
“I said, ‘No, no, no, wait — I think we can fix this,’” Szerman said. “And sure enough, we did.”
After several months of negotiating with the bank, Szerman was able to bring down some of what she owes and reduce her interest rate to 4 percent, which cut her monthly payments by about $800.
“There’s a point at which it’s just not reasonable anymore,” Szerman explained. “When the going market rate is 4 percent, somebody paying 7 percent on a house that’s over encumbered — that’s not right.”
Szerman is encouraging homeowners facing a similar battle with their bank to contact him as soon as possible to find out what their options are through the free program.
“Just call me on my cell phone… You can reach me at that number literally 24 hours a day, seven days a week — you can text me too,” he said. “Just reach out. We’ll help you out. It doesn’t cost you anything — we just want people to be educated.”

That’s interesting…Modification is already FREE!
Your bank doesn’t charge you!…lol
And a “realtor” CAN’T approve one…only the bank
that services your loan can.
He may help you with the paperwork and documentation
but..it’s up to the bank.
Certainly banks shouldn’t charge for modifications but they sometimes try, but more of a problem are the companies that charge large sums to homeowners and then typically do little or nothing to help. It’s also true, no Realtor can approve a modification, only your servicer and investor can do that. However anyone who’s ever appplied for a loan modification can tell you the paperwork and documentation is often difficult, intentionally confusing, and frequently lost by the servicer. The proper preperation and submission of that paperwork is critical when determining the success or failure of a loan modification request. I routinely help clients who have applied numerous times only to be rejected. When my team and I get involved we’re usually able to correct that and get the client a modification offer! We are experienced and dedicated to helping homeowners save their homes. Call me anytime, I’m always happy to help. -Rich
