A Santa Clarita realtor is continuing to raise awareness about the free foreclosure defense services he offers to the community, in addition to several other unique real estate services.

Richard Szerman of Alta Realty Group partners with homeowners at risk of foreclosure to go head to head with banks in an effort to find a solution that will keep them in their home — always completely free of charge.

“We step in when people are having trouble and we say, look, these are the rules, this is how it works, this is what you can do, this is what you can’t do, and this is why,” Szerman explained. “Let’s see what we can do to sort this out. Let’s see what we can do to right the financial ship here so you don’t lose your house.”

Many homeowners facing foreclosure are in their present situation “simply because they didn’t know any better,” according to Szerman, pointing out his belief that many banks intentionally make things confusing for homeowners so they can “take advantage” of people.

“You don’t necessarily know when you might be in trouble with your house — sometimes you do, sometimes you don’t,” Szerman said. “What should happen is your bank should be open and honest with you and speak to you in plain English, … but that does get in the way of the profit margin, as I’ve been told many times by different banks.”

To assist Szerman in the fight to save his clients’ homes, there are attorneys, accountants, title professionals, escrow professionals and more on staff at Alta Realty Group.

“Most realtors are not trained to do what I do. They’re not trained to do what my company and my people do,” Szerman said. “Nothing wrong with that at all, … but this is a whole separate field of endeavor.”

Szerman and his team often get asked how they can do this type of work completely for free, sometimes even going so far as to assume it must be a scam, and Szerman has what he calls a “very straight forward” answer.

“‘The more you give, the more you get’ is not a revolutionary business model,” he said. “When we save somebody’s house, they don’t owe us anything, but they often come back and see us again. When you save somebody’s house and you do it for free and they know that they can trust you and they know that your motivation is their best interest, it’s not hard for them to come and choose you again.”

With this same mentality, Szerman and his team also offer a Rental Rebate Program that gives clients money to buy a house based on what they have previously paid in rent, as well as a Resale Renovation Program that gives sellers money to fix up their home in the hopes it will then sell for a higher price.

“There are a number of things that we do that are just very, very different from the traditional real estate market,” Szerman said. “We’re proud of the work that we do and we’re happy to do it, and blessed to be able to be in that position.”
